When selling a home in Fayetteville and Northwest Arkansas, as with most real estate markets, great photographs of the house are your second most important marketing tool, right after competitive pricing. When a property is listed on the MLS, buyers first look at the price to see if it’s within their budget and then at the pictures to see if it’s a property that has a “Wow!” factor. Even amazing, expensive, well-staged homes can lose value in the eyes of buyers without a good photographic presentation.
Which of the following photos do you think will entice a buyer more?
The first was taken with a smart phone. The limited perspective, inaccurate color rendition, and low resolution all do this property a huge disservice. The second photo was carefully crafted with professional photo equipment by a person with several years of photographic experience. (Okay, okay, you got me! I shot this photo.) This approach captures the entire space with a wider angle lens, offers more interesting lighting, and gives a more accurate color rendition with a very high resolution. The choice is clear.
According to The Wall Street Journal, “listings with nicer photos gain anywhere between $934 and $116,076.”
Redfin performed a study comparing sales of properties shot with different cameras. “…it is shocking that only 15.4% of homes in our data set were marketed using professional photography.” They found that homes shot with a DSLR camera receive an average of 61% more views than their peers across all price tiers. “Homes with professional photographs get more page views and ultimately sell for a higher price…”
“Let’s not mince words: If you are not using professional photography to market your home, you are not really marketing your home… Be sure that you, or your agent, invest in nice listing photos. A professional-looking photo dramatically increases the likelihood that a potential buyer will click through to view your listing, and drives more buyers to tour your home. Ultimately, the more people interested in your house, the better your chance of receiving an attractive offer.” – Redfin
